The Freehold Going Concern of Adelaide’s Republic Hotel has sold by JLL’s Senior Vice President of Hotel Sales, Will Connolly & Ben Parkinson, in conjunction with Terry Board of TJ Board.
The Freehold Going Concern of Adelaide’s long-standing Republic Hotel has sold, proving yet again that the clear appetite identified nationally for high quality South Australian pub assets remains. The award winning was venue offered to market via Expressions of Interest and transacted via JLL’s Will Connolly & Ben Parkinson, in conjunction with Terry Board of TJ Board with price expectations of circa $10m.
Occupying a commanding corner site in the heart of the prestigious inner-city suburb of Norwood, the Republic offered the market an exceptionally rare and flexible opportunity to acquire and trade a multi-award-winning city fringe gaming hotel or secure for the future to redevelop (STCA) a dominant corner site in one of Adelaide’s most desirable suburbs.
JLL’s Senior Vice President of Hotel Sales, Will Connolly, indicated the level of on-market interest received for the Republic provided further evidence of the current national appeal the SA pub market holds; “the sale campaign was certainly a ‘full court press’ targeted strategically to both local and national markets via both JLL & TJ Board, this was evidenced by the fact that offers received by groups at the close of the sale campaign represented parties from a local level as well as both Queensland and Victoria. It shows that our Eastern State based publicans are still drawn to high quality South Australian opportunities”.
Having been beautifully refurbished in recent times, the Republic offered high end facilities throughout comprising a large restaurant, sports bar, private dining rooms, 32 electronic gaming machines with dedicated bar, multiple function rooms and an expansive beer garden all positioned on an expansive corner site of 3,327sqm with favourable ‘Suburban Business’ Zoning.
The Republic Hotel was sold on behalf of Greg Maitland, one of South Australia’s most active hoteliers, whom in the past 18 months has been involved in over $235m of pub transactions across the state; “I’ve loved my time at the Republic Hotel and establishing the venue to what it is today in the incredible suburb of Norwood. We wish the new operators all best with their plans for this fantastic venue”.
The sale of the Republic continues South Australia’s strong 2023 market activity with both the Highbury Hotel and Village Tavern earlier this year selling for a combined $57m along with the recent Freehold Interest sale campaign of the ALH tenanted Links Hotel, Seaton.
