National tourist park operator Hampshire Property Group has recognised Toowoomba’s appeal as a tourist destination and gateway to Queensland’s interior with the $8.25m purchase of the Toowoomba Motor Village.
It's the first time the property – approximately 2.79ha in total - has traded ownership in 49 years, with the current owners transforming the former farmland at 821 Ruthven Street, Kearneys Springs into a motor village that comprises 110 onsite-dwellings and hundreds of van and camping sites.
LJ Hooker Commercial’s Chris and Mike Stewart managed the campaign for the family-run business, with the going concern attracting more than 80 enquiries in a mix of park operators as well as developers.
“The site holds a zoning from low and medium density residential development. With its scale and being less than five kilometres from the CBD, there was interest from developers,” said Chris Stewart.
“But being located on a dual carriageway that has exposure to 20,000 vehicles a day, and surrounded by Red Rooster, McDonalds, BP, Kmart and Coles, it’s superbly located to support the Grey Nomad market coming in and out of the Downs and Northern NSW.”
According to Tourism Australia research released in 2022, Queensland supports around 2.3 million caravan visitors trip each year, with visitors spending almost $2bn in the state economy.
Hampshire Property Group established Hampshire Holiday Parks in 2021. Its portfolio now includes parks in Queensland, Victoria, WA and also New Zealand.
“The purchasers will bring the site up to brand and no doubt bring a lot of expertise and insights gained from their other parks to the local business,” said Chris Stewart.
“The Toowoomba Motor Village has been a landmark in the city for almost 50 years and it's great to see it will continue its longstanding role in Toowoomba’s tourism economy.”
Chris Stewart said the motor village had also been a popular spot for accommodation for players and families travelling to sporting carnivals at nearby Nell E Robinson Park.
