JLL Executive Vice President Nick Thompson has been appointed to market The Lava Hotel Apia Samoa for sale.
JLL's (NYSE: JLL) Hotels & Hospitality Group has been appointed as the sole agent for the Sale of The Lava Hotel, a prime 49-room asset in Apia, Samoa's capital. The property, situated on the recently transformed Mulinu'u Peninsula, represents a unique opportunity in one of the South Pacific's growing hospitality markets.
The Lava Hotel occupies 7,649 sqm of government-leased land across four titles, with a 20-year lease term and a 20-year renewal option. Completed in 2021, the hotel has quickly established itself as a leading accommodation option for both business and leisure travelers in Samoa.
"This offering exemplifies the enduring appeal of well-positioned real estate assets in the South Pacific, with hotel performance across the region seeing record Average Daily Rate (ADR) / Occupancy Rates” says Nick Thompson, Executive Vice President of Hotels and Hospitality at JLL New Zealand.
The property features 49 rooms across three different configurations, an on-site restaurant, three conference rooms, and a swimming pool. Its strategic location near Samoa's Parliament, Government Building, and Central Bank of Samoa enhances its appeal to business travelers, while its proximity to downtown Apia and Faleolo International Airport caters to leisure guests.
Samoa's tourism sector has shown robust recovery post-pandemic, with visitor arrivals now 39% above pre-pandemic levels. Business travel to Samoa has also rebounded strongly, reaching 20% above pre-pandemic figures.
"Samoa's tourism sector is showing robust growth, with a significant proportion of high-income visitors. This trend, combined with the country's economic resilience, positions The Lava Hotel as an attractive investment in a growing market," adds Thompson.
The Lava Hotel is being offered via an International Expressions of Interest process, closing on Thursday, 27th March 2025.
