JLL’s Ben Parkinson, Will Connolly, Jack O’Leary and Claudia Brace offer the Cumberland Arms Hotel and The Gallery for sale.
Investors and hospitality operators have something to toast as two of Adelaide’s most esteemed hospitality assets – the heritage-listed Cumberland Arms Hotel and The Gallery – hit the market.
These iconic venues, steeped in history and a vibrant social scene, present a unique opportunity for buyers looking to tap into Adelaide’s thriving hospitality sector.
JLL’s Ben Parkinson, Will Connolly, Jack O’Leary and Claudia Brace have been exclusively appointed to manage the sale of the freehold going concern interest in both venues via a national Expressions of Interest (EOI) campaign.
Mr Parkinson said: “Available for sale individually or as a combined investment, these two properties represent an outstanding chance to secure established hospitality businesses with prime underlying real estate in the heart of the Adelaide CBD.”
The Gallery, located at 30 Waymouth Street, is a multi-level hospitality venue featuring a modern design and versatile function spaces. With 850sqm of gross lettable area and a liquor license for 530 patrons, the venue features ground-floor function room, first-floor bar and lounge area, and a rooftop bar with a retractable roof. The venue also includes a commercial kitchen, and a basement level with a manager's office, cold room, and storage.
“Its prime city location ensures strong patronage, while a retail tenancy occupied by Cibo provides additional income security — making it a highly versatile investment,” Mr Parkinson said.
The Cumberland Arms Hotel, located at 205 Waymouth Street, is a heritage-listed establishment dating back to 1846.
Mr Connolly described it as a “true Adelaide icon, blending history with modern hospitality.”
“The hotel has a long-standing reputation as a popular destination for locals and visitors alike. With a patron capacity of 731, multiple indoor and outdoor function areas, a large beer garden with a retractable roof, and a five-machine gaming room, this venue offers an unparalleled hospitality experience in Adelaide’s CBD,” Mr Connolly said.
The recently renovated Cumberland Arms Hotel has a total gross lettable area of 936sqm, and a licence for 15 gaming machines. It features a front bar, lounge bar, and restaurant, along with a first-floor function room with a service bar, balcony, and bathrooms, as well as a modern commercial kitchen.
Mr O’Leary noted the high-profile location, significant patron capacity, and strong revenue potential as key selling features.
“With their prime city locations, loyal customer bases, and diversified revenue streams, The Gallery and Cumberland Arms Hotel offer compelling investment propositions. Both present a strong trading history and consistent revenue growth.
“These two venues, both within the Capital City Zone are an integral part of Adelaide’s hospitality scene. Opportunities to acquire freehold hospitality assets of this scale and quality in the CBD are extremely rare. Whether purchased individually or together, they present long-term value and growth potential,” Mr O’Leary said.
The Gallery and Cumberland Arms Hotel are being offered for sale via a National Expressions of Interest campaign, closing on Tuesday, 8 April 2025 at 4:00pm (ACST).
