The Motley Hotel, located Melbourne’s vibrant inner-city suburb of Richmond, has been listed for sale by Amber Property Group.
The boutique hotel, which opened in 2023, blends modern design and historic charm with its interior styling inspired by Mary Parker, a pioneering seamstress who once owned the building.
Located at 203-207 Bridge Road, the hotel comprises 80 elegantly designed guest suites, a private board room, the Ms Parker ground level café and restaurant, and Threads rooftop bar with sweeping views over Richmond.
The hotel is currently owner operated and subject to a franchise agreement with Hilton, benefitting from the marketing and distribution networks of one of the world’s largest hotel groups.

Mr Simpson noted the offering of The Motley presented an opportunity to acquire a strategic foothold in Melbourne, one of Asia Pacific’s most sought-after and tightly held hotel investment markets.
“Hotel investors are increasingly drawn to lifestyle and boutique hotel offerings, and The Motley’s unique style and design will appeal to a broad range of prospective purchasers,” Mr Simpson said.
“Having opened in 2023, the hotel presents as new and will require minimum capital expenditure in the medium term, while providing the incoming owner with the benefit of tax depreciation benefits moving forward,” he added.
Mr Bunz added, “The hotel benefits from its vibrant inner-city location. Richmond is a suburb renowned for its lively retail and food and beverage amenity along Victoria Street, Bridge Road, and Swan Street. The hotel’s proximity to Epworth Hospital also offers the opportunity to capture the significant medical segment demand.”
