This ultra-luxurious boutique freehold hotel presiding over Victoria’s Bellarine Peninsula is offered for sale through Nic Simarro and Andrew Jolliffe of HTL Property in conjunction with Nic Krasnostein of Ray White.

Originally from Sydney, Aaron always had an idea to build a dream property to enjoy with a young family away from the demands of city life. Utilising his knowledge of architecture, building, and development, he started looking for the perfect property on the Victorian peninsula in 2002, an effort which took three years to find the “right” site.

Aaron always had in mind what shape the house and the gardens would take, inspired by time spent in France when he was younger.
“I always had the design in my head, so once we bought the land it was time for the ideas to become concrete. I finally committed them to paper on Christmas Day and Boxing Day 2005,” Aaron told WILLIAMS MEDIA, “Like painting a portrait, once you have the canvas the picture is easy to create.”
The design takes three different forms. The East facade enjoys views over the lake from its veranda, a typically Australian architectural form, while the west facade has the grand entrance of a stately English mansion with a French twist revealed in the building’s copper dormer windows.

Construction began in Spring 2007 and the young family moved in time for Christmas 2008.
The product sourcing was the hardest task of the project, with most of the traditional classical materials having to be sourced or manufactured overseas, while others were collected and gathered over time.
Bespoke pieces were made to suit the scale and proportion of the rooms and soaring ceilings, including hand carved doors and fire places, French Oak parquetry, hand cast hinges, and light fittings.
Aaron designed and made templates which were posted to the manufacturers to work from and produce to the exact requirements of the construction. There were a few hiccups, including the beautiful copper dormers having to be remade as the specified angle for the roof pitch was not correct.
The grand suspended concrete stairway was constructed with 30 tonnes of concrete pumped through a window.

While the macro design was worked on and perfected and council approvals were sought and obtained, Aaron turned his attention to the grounds, ordering 10,000 trees in 2006 to create an area inspired by the Black Forest in Germany. For the first half of 2007 Aaron planted each of those trees, with help from his border collie. Now mature, the forest has become a sanctuary for many small animals and birds as well as providing privacy and a beautiful entry to the estate.
One million box hedge plants were used to form the classical symmetry of the formal gardens. The home enjoys its own supply of box hedge plants as prunings are propagated into new seedlings.

The young family found the residence was just too big as a home, but were not yet ready to part with property, so in 2018 Campbell Point House was converted into an ultra luxurious boutique hotel, perfect for hosting weddings and events.
Ideally located to benefit from increasing demand for luxury regional accommodation, the property is within close proximity to Barwon Heads, Bells Beach, Geelong and the Great Ocean Road, and approx. 1 hour from Melbourne CBD and 30 mins from Avalon Airport.
There are 8 suites comprising 15 rooms, an infinity edge swimming pool incorporating panoramic views of Lake Connewarre, a Day Spa, 5-star restaurant and wine bar, tennis court, jetty and an approved helicopter landing site.

Incremental revenue levers include the construction of a further five already approved accommodation rooms to the west of the main building; as well as the potential, following receipt of an approval, to obtain a gambling licence.
‘Campbell Point House’ is also being offered as prestige residential property in conjunction with Nic Krasnostein of Ray White.
Around 40% of enquiry has come from HNW families looking for a family home, Nic Simarro of HTL told WILLIAMS MEDIA. “COVID, with its lockdowns and restrictions, has increased demand for these properties as people want to get out of the city but still be within a 1-1.5hr drive.”
