North Queensland's Airlie Beach YHA for sale through CBRE Hotels’ Hayley Manvell and Raymond Tran.
The Airlie Beach YHA has been listed for sale, providing an opportunity to enter Queensland’s hotly contested coastal property market.
CBRE Hotels’ Hayley Manvell and Raymond Tran have been exclusively appointed to sell the asset, with buyers being provided the flexibility to either acquire the property with vacant possession or retain the YHA branding under an affiliate franchise agreement.
The hostel is situated on a 1,214sqm freehold site and benefits from its central location on Airlie Beach’s main street, within walking distance of the lagoon, restaurants, cafes and the cruise terminal.
It comprises 23 accommodation rooms and 93 beds, with a mix of private rooms, family rooms and co-living accommodation, in addition to a two-bedroom manager’s residence, parking and recreational facilities, including a swimming pool.
Ms Manvell noted; “The level of demand we are currently seeing for regional and leisure assets is extraordinary and it’s particularly exciting to see buyers shifting their investment criteria and considering regional opportunities that weren’t previously on the radar. Notably, we are seeing a growing number of investors targeting north Queensland markets such as Airlie Beach and the Whitsunday region to capitalise on the domestic tourism boom.”
Mr Tran added; “The appetite, particularly from owner operators and high net worth investors, to rejuvenate eastern seaboard hotels, motels, boarding houses and B&B’s, has been incredibly strong, extending from as far north as Cape York through to South Australia’s Eyre Peninsula.”
The Airlie Beach YHA site offers a favourable zoning, which allows for a variety of alternate uses, including accommodation, retail, commercial, residential, offices, administrative and health services, small-scale entertainment and recreational facilities, subject to the relevant planning approvals.
Expressions of Interest close August 26, 2021, unless sold prior.
