Regional hotel group, Harvest Hotels, has sold The Yass (formerly the Royal Hotel) to a local competitor in a deal negotiated by Ben McDonald and Kate MacDonald CBRE Hotels.
The Yass Hotel in regional NSW has been sold following a competitive marketing campaign.
The on-market sale generated over 85 enquiries and six registered Expressions of Interest to acquire the asset from a wide-ranging investor base – more than any other country hotel sale reported this year.
The Yass Hotel has recently completed a full internal renovation and external restoration, providing locals and travellers with a sophisticated and inviting food and beverage offering, inclusive of 14 first floor pub rooms, single bar, large weather-proof beer garden, and indoor gaming room with nine poker machines.

CBRE Hotels Kate MacDonald, who negotiated the sale alongside, Ben McDonald, said the ongoing demand for country/regional assets from a varied investor base was outstripping the supply.
"With strong interest increasing in the regional pub market due, in part, to continued yield compression in Metropolitan NSW but primarily fueled by surging interest in the NSW Poker Machine Entitlement market, the Yass Hotel provided interest parties with a superbly renovated, turn-key country pub," she said.
“Our clients understand that there is a growing expectation on the ‘local pub’ in country NSW.
"The offerings and designs are becoming just as compelling as a Sydney metro asset, only with more enticing commercial metrics.”
