JZL Properties has submitted a development application to the City of Parramatta for a new Marriott Starwood Hotel.
Marriott’s stocks jumped 80 percent in November when it completed its takeover of Starwood Hotels, in a deal worth over $18 billion in 2016. Now it has applied for developing a brand new Marriott Starwood Hotel for Parramatta, with an estimated building cost over $75 million.
The plans show a 24-storey 4.5-star hotel building located at 89 George Street, Parramatta. It will have 300 rooms, a restaurant and bar, a ballroom and an above ground car stacking system creating 60 car parking spaces.
The hotel building, designed by GroupGSA, will rise 93.5 metres with a gross floor area of 12,853 square metres.
The long, narrow site has access from the frontage to George Street, with the design allowing the building’s public spaces to engage with George Street, according to the architect.
The site is next to Perth House, a single storey sandstone Colonial Victorian Georgian residence built in 1841.
“The architecture of the podium is a clear and sensitive response to the heritage item, Perth House. The increased setbacks improve vistas and the legibility of Perth House and its contributory landscape. The selection of proposed materials respond to those of Perth House in a modern interpretation of the classic palette,” GroupGSA said in the application.
“The development at 89 George Street will create a vibrant precinct and a hotel destination that engages with the public realm and its contextual surroundings.”
Western Sydney continues to grow, so the 4.5-star hotel would add to the demand for rooms.
The application is to be determined by the Sydney Central City Planning Panel. The estimated completion date is 2020.
