JLL Hotels & Hospitality announce the successful the freehold interest in the Globe Hotel Deniliquin NSW sold by JLL Hotels Executive, Greg Jeloudev, in an off-market transaction, with the pub being sold to a private hotelier.
JLL Hotels & Hospitality Group is delighted to announce the successful sale of the freehold interest in the Globe Hotel, Deniliquin NSW.
The venue was sold on behalf of Deniliquin locals Tom and Jennifer Carroll, who viewed the buoyed market as an opportune time to sell. The venue was sold with a month-to-month rolling lease in place, providing the successful purchaser the opportunity to re-staple operations.
The sale included 12 highly prized gaming machine entitlements with a 2am Hotelier’s Licence. The venue is located in a Band 3 SA2 area, thus precluding any additional future gaming competition. The hotel resides on a 987sqm block with the two-storey building including a single bar operation, TAB area, and recently renovated beer garden. The Globe Hotel is very popular with locals which is evidenced by the busy lunch and dinner trade.
Deniliquin is situated on the beautiful Edward River, which is a tributary of the Murray River. The area is popular for boating enthusiasts and offers an array of recreational outdoor activities. Agriculture is the predominant local industry, comprising of sheep and cattle breeding/grazing and irrigated dryland cropping. With regards to tourism, Deniliquin is internationally renowned for the annual Deni Ute Muster.
JLL Hotels Executive, Greg Jeloudev, facilitated the off-market transaction, with the pub being sold to a private hotelier.
Mr Jeloudev notes, “Freehold pub investments with re-stapling ability are infrequent and highly sought in the current climate. The Globe Hotel’s core attributes ensure the venue will continue to be a favourite among local patrons.’
The sale of the Globe Hotel continues JLL’s prominence in the NSW regional mid-market sector and closely follows the sale of the nearby Howlong Hotel. The combination of unprecedented capital investment into regional hotels, coupled with the diminishing supply of gaming entitlements continues to drive regional hotel values.
JLL thank the Carroll’s for entrusting the firm with this important mandate and congratulate the purchaser on their new acquisition.
